What lease terms do you offer?

The Hub Network offers month-to-month leases plus 12-, 24-, 36-, 48-, and 60-month terms. Longer commitments unlock better rates through a published curve — up to 12% off at 60 months. Month-to-month is available at a small premium over the 1-year rate. All rates are calculated live on the lease page.

What is included in the rent?

The published monthly rent at The Hub Network is a gross rate. It includes utilities (electric, HVAC, water), gigabit Wi-Fi, mail and package handling, common-area cleaning, conference-room access, and — where applicable — furniture and covered parking stalls. Individual office listings on the offices page show the exact inclusion list for each suite.

Do I need to pay a deposit?

Standard security deposit at The Hub Network is a flat $500, regardless of office size or monthly rent. Larger deposits may apply for offices with premium furniture packages or extended tenant improvements. The deposit is refundable at lease-end subject to normal move-out inspection. Deposits are collected via DocuSign envelope after tour and lease finalization.

Can I tour before I sign?

Yes — every full-time office lease starts with an in-person tour. Schedule a tour online in about 30 seconds; Andrew Robinson (Founder, Slingshot Real Estate) personally leads most tours at both Rochester locations. You will walk the space, ask any questions, and leave with a written lease proposal if it feels right.
